When an enquiry comes in by phone message for a room im advertising for rent and the person who wants the room asks me to call them back. How would you react please. Thanks in advance
I would not do it… Use the advert system only. Do not be swayed. Head not heart

Two possible pov
A. If you provided your tel you can expect people to call and you should return their calls at least if you don’t have too many applicants. Otherwise why provide a tel no.,
B. Treat them the same as any other potential tenant. So if in your auto reply message you ask them to answer screening questions and provide certain info, they need to do the same not side step it. So either text saying ‘please provide the information requested using the messaging system so I can consider you fairly against other candidates. Thank you’ or ignore their request for you to call back. If they can’t follow basic instructions I wouldn’t necessarily want them as tenants
