Adding a clause to a rental contract from 1/5

with the AST’s ending on 1/5 i understand that most people are just rolling on to a periodic tenancy. Is openrent reissuing the tenancy agreements or just leaving them as they are? Will open rent be automatically serving the new documents we need to send to tenants? Can I issue a new tenancy agreement if I want to, the reason being that i want to add some additional clauses. How do I do this?

The tenancy agreements will roll over automatically. Dont see how you can add clauses as agreement is already in force so tenants have no need to sign new agreement. What clauses do you want to add?

Openrent have said they will serve tge required notice.

Dear Richard thank you for taking the time to reply. Tenants may not have the need to sign a new agreement but we have a once in a lifetime opportunity to ask them to sign a new one as the changes are so significant. I have joined TACO the tenant arrears collection office, set up by Michelle Cairns and Richard Eyre. This is very systemised process for tackling rent arrears outside the landlord tenant relationship by assigning the debt and the process. The objective is to jump on arrears fast and get tenants to realise that not paying the rent will be painful (bit like not paying the mortgage) and allows you as the landlord to remain out of that stressful process and retain your relationship with the tenant. The aim is not to evict a tenant but rather to get them back on track to being a good tenant, but if they wont play then the CCJ happens as soon as possible and the note on their credit file is to the TACO not you so it becomes really obvious to future landlords that this is a bad tenant.

I want to explain this process within the tenancy agreement so they are clear what will happen if they dont pay. That is why i want to issue a new agreement.

I wouldnt advise issuing a new agreement as it will compromise your options for rent increases and possession.
