Hi Ive had a prospective tenant fail affordability - salary £72k, annual rent only £12k. Am I missing something? Is there any way to contact Openrent to discuss? Thank you.
How much did the reference report say the prospective tenant could afford..?
have you seen proof of income in the form of bank statements, HR statement of earnings, etc?
Maybe tenant has high debts or a mortgage or included partner income but didnt supply their partner bank details for referencing - or just lied about income on the offchance you wouldnt check it. Or they are a contractor and not currently employed so uncertain future income and no savings (some people do work that way)
Did the referencing report confirm the 72k income?
Ask tenant first to supply 6m bank statements saying failed. They want to pass they have to make the effort

You used OpenRent referencing ? They loaded their banking information into open banking? if yes you should get to see a list of his so called income going in to the account, you get the list of this. OpenRent then makes a statement that his income is consistent with his stated 72K. They have threshholds.. mine I know is about 22k for a HMO room - so I say this upfront when they apply are you earning over 22k. I’ve not noticed if they take into account heavy outgoings however. If they didnt load into openbanking I would say its a red flag - then next step would be get employer to confirm the salary again I’ve had trouble with some employers and had some excellent employers. Has one of these steps been missed as 12k and 72k you are correct something is off here. Let us know how it pans out
