Airbnb booking.com subletting

Why is it so hard for landlords to accept airbnb and booking.com platforms. Especially in birmingham. Shouldnt they just accept it as ling as their rent is being paid.

These platforms are principally for holiday letting and not geared up to Housing Act 1988 tenancies.

I think what the OP is meaning is that they want to rent a house from a regular landlord that the OP can then furnish and list on Airbnb as a holiday let.

@Dippy it’s not just a matter of the landlord not accepting it, the regulations are entirely different and the insurance requirements are different. I’d also suspect a landlord with a BTL mortgage would need specific permission from their mortgage lender too.

I’m not entirely sure who would be responsible for meeting the regulations if you were to run an Airbnb as a tenant but I can imagine if the regulations weren’t being followed, it would come back on the landlord eventually.
