3 bed house let to couple with 2 kids under 5 and an 11 year old with cerebral palsy. She is a diamond. If problems with rent or anything, she discusses, we agree and she does her bit. He is a complete twat. He interferes with things he doesnt understand, breaks, bodges and messes things up. They then call me and ask for professional help, which is not only expensive, its unnecessary. Happened on 4 seperate occasions. Ive got the pattern now…

Latest one, ‘weve tightend everything above the floorboards, but the leak is now below the floorboards’ twat has dislodged something when hes messed about ‘above the floorboards’

What can I do??? Grrrrrrrrrrrrr…

first thing you can do is tidy up your unnecessary language on this forum.

In my leases there is a clause that says to the effect that the tenant must not “maim or injure the property”

Thanks Colin, its proving it thats the problem. Also it would end the good relations I have with the lady. My post did let some steam off, which helped. I dont think there is an answer that will end well. Thanks again

Tony, your comment got me wondering. I have looked the apparently offending word up and it has two meanings.

vulgar slang

  1. a stupid or obnoxious person.
    Thats the one I meant. It does have another, actually just as apposite, but its not the one I had in mind.

You have the proof you need if that quote you gave came in an email or text message. If not get it into an email and ask them to confirm that they want you to help sort out the problem they have created. Once you have that you can proceed to make a claim against them.
