yes amazing stuff… wet rot not as bad as dry rot, in that dry rot spores can spread thru the brickwork seaching for fresh timber.

To be honest, I’m not experienced in such issues and it’s the first time I have had an issue with black mould so I fully accept that I may well have allowed myself to be convinced the wall needs rebuilding when other solutions may have been possible.

The problem I have is that when I have a tenant that is threatening to move out because the house is inhabitable (which obviously I don’t agree with), and is demanding an immediate resolution, I don’t have much of a choice and don’t have time to explore other options, so just went with the better long term resolution - at the end of the day, if the wall is rebuilt with new timbers, etc, then there’s virtually no chance the mould can return.

In hindsight, if something like this occurs in the future, I will have to get advice from a mould specialist or something rather than the tenant pushing for a specific and immediate resolution.

you need to find an older Joiner/builder who has the experience and time served . The younger tradesmen now do not have the long time experience of the old bods!

Interesting scenario.
Black mold in the bathroom is not a health issue and the plumber is right.
I would claim on the insurance which might just pay for a hotel.
If not I would reduce the rent until it’s fixed
