Welcome, Yogaormy, This is where pre-qualifying questions at the tenant screening stage come in handy. Eg. What is your income?, do you have 3 x the rent from net (after deductions ) income. If not how do you intend to cover the rent? Or similar. Saves wasting money/time on referencing time unsuitable prospects.
