Can you send more than one notice at a time to tenant?

Hi, i was just wondering if you can send a section 21 + section 8 or any other notice to a tenant at the same time in the same letter, or does it need to be posted separately from each other or on another date etc.
Also does proof of postage actually prove you sent them, because what if theres 2-3 notices as well as gas certificate copy and the tenant declines to have received them all in same letter.

  1. You can serve more than one type of notice on a tenant at the same time.
  2. Im not aware of any rule preventing service in the same envelope, but I would post them separately first class and get a post office counter receipt for each and note which is which.
  3. The notice doesnt have to be read or even received. It has to be served. First class post is normally regarded as good service if you add at least a couple of days to the notice.
  4. The burden of proof of service is “balance of probabilities”, not “beyond reasonable doubt”, so if you have evidence that something was sent on that day, a judge will usually accept it. I would suggest a photo of the notice and the envelope prior to posting as belt and braces.
  5. The gas cert or other prescribed document needs to be served at least a day before the notice, so post it separately the day before.
