Hi, I have a bungalow with a small front porch and a doorway and windows. The porch has been deteriorating over the years and several repairs have been made to it. Last year I replaced the door from the porch to the house with a secure double glazed door, in case I had to take the porch down.
My question is, when my current tenants rented the house, there was a porch in place, if I remove the porch, are they likely to ask for a reduced rent or insist that I replace the porch. What are their legal rights?
@Bev1 if the original advert description and photos included or specified the porch included then it’s part of the facilities in the terms of the contract you made with them. So if you remove that they can either sue for breach of contract [unlikely unless this is a major feature I’d have thought] or ask for a slight rent reduction. Or if they raise it, you could maybe offer to have a lower rent increase this year than you otherwise would have asked for?
Presumably it’s a small fraction reduction of footprint.
