Hi there, We have had a couple as tenamts since 2 yrs . We have noticed that they just call to say the window above front door broke spontaneously few months ago and we got it repaired which cost us few hundred pounds. Yestfew days ago they stated they had kept back door open and noticed rats and we have called in pest control.Yesterday we got a video of the bathroom cistern which they said spontanepusly cracked and they cannot use the flush. We had inventory done when they joined the property and the house was refurbished nd all the things were in good state. I dont know how these things are cracking spontaneously. My question is who pays for all these repairs as the house ws fully refurbished previously and how do we get n independent professional to detrmine who pays for the repairs of cistern.

Well they shouldnt keep back door open should they? Tell them not to do so and not to leave food out and to clean floors etc properly- rats dont come in for no reason- tho could have been seeking shade I guess. If they are maintaining the garden cutting it back there shouldn’t be rats there anyway? Get the advice from pest control but be firm if rats come in again from outside they will have to pay.
And things dont spontaneously crack generally tho the extreme heat/heatwaves can definitely cause that with windows. Not sure about cisterns but porcelain can get cracks over time
Get photos taken by repairing trades, if their view is these were not spontaneous but caused by damage ask them to put that in writing. If so claim it from the tenants and remind them it’s not wear n tear, they are responsible for damage and for keeping property clean etc.
Things do go wrong and more often in tenant properties where tenants dont take as much care as an owner. You can educate them and if obviously caused by damage not wear n tear then charge them
