Couple (Pregnant) - Potential Tenants

I have a young couple who would like to rent my property. He works in a factory and earns a very good wage, but his partner is on universal credit and she currently pregnant with his first child due in a few months. He will pass the credit check with no issues. I am thinking of renting my property to them, but am worried in case they were to break up.

What would happen if they broke up and the father (& breadwinner ) left the rental property? His partner would not be able to afford the rent, should be worried?. Thank you for your comments :folded_hands:

Interesting question esp with RRA ban on rental discrimination against those with children or on benefits (be careful what reason you give if you decide against or give no reason

How is it different from any joint tenancy where it needs both to stay to be able to afford the rent?

How long have they been together? Married? Is this their first place together or have they rented together before- for how long?

Does the mother have a support network and career/intend to return to work - how long after baby is born, what does mother do/evidence of past income?

Possible mitigations to reduce the risk

Get a guarantor (if they dont have one there are companies who act as one for a fee - depends on them maintaining it tho..)

Get RGI

Not saying they are trying it on, but it’s not unheard of for people to do exactly this in order to get someone into a rental property who otherwise would not be able to afford it.
