is it going to show on adverse credit if I have late payments and debt company but paying on time. About to do fill out the refinances and worried if I should speak with the landlord

Yes, Iād expect this will show. Best to be upfront, open & honest.

Very likely tell LL first. If they do a check and you didnt tell before you havent exactly been dishonest but you havent been totally open and honest either.
If LL only finds out after check LL will certainly reject you and by omitting the info you will potentially be allowing them to keep any holding deposit esp if they asked.
