I let my property with a start date of 22 May 2026. Due to personal reasons, the tenants have given notice to leave by 20 August 2026. I have received rent for the following

22 June
22 July
Does the tenant pay rent when they leave to cover the period up until 22 August or not? And do I have entitlement to ask for this?
Slightly confused by the contract clause here as it says the “tenancy shall end on a rent payment day or the day before a rent payment day”. I should still expect payment for August though as they have stayed the whole month?!
If the tenancy period is the 22nd, their notice should expire on the 22nd of Aug, not the 20th. Prob won’t be an issue though unless the T complains that they’re owed 2 days’ rent.
The July payment you have received is for the month from July 22nd to Aug 22nd because you started the tenancy with 1st month’s rent up front (i.e. 22nd May to 22nd June) so they’re paying in advance. Don’t expect another payment.
Yes I did because of the reason given. Basically his wife is at risk of miscarriage and they have been advised to move everything downstairs for his Mrs. No toilet downstairs which is why they are leaving.
Also, is it not a rolling contract which means they can technically leave after the last rent collection?
Should there not be a pro rata payment I should expect?
I might go through the end tenancy on open rent and see if that makes this easier for me.
It is a period tenancy now. (APT) Unless the OR tenancy agrees otherwise the tenants have to give a minimum of 2 clear months notice as per the RRA. Clearly you have accepted their wish to vacate the property by giving notice on the 12 July to leave on the 20th August. Last rent is for period of 22 July up till midnight on the 21st August. if they were staying then next rent due the following day (22nd) . As it is they are leaving, well you will find out if they actually leave when 20th August happens. Anything can and does happen with tenants.

No. They have to give notice the same as usual. They cant just leave the day after the rent period.
You and they can agree any end date you like if it’s mutually agreed.

Under RRA then unless specified in the tenancy agreement if they give notice on 12 july they have to pay the rent up to 21 july and then 2 more months ie 22july to 21 august and 22 august to 21 september. If they leave early it doesnt end the tenancy before 21 sep unless you and they agree an earlier date
If you let them leave on an earlier date you can only charge rent for the period they are in the property. You have received rent for 22 july to 21 august. If eg you and they agree to end the tenancy on 31 july then you would need to refund them the 21 days rent for 1-21 august. It does then allow you to market and re let the property sooner. Under Tenancy Fees Act you may be able to charge them for cost of re marketing (advertising, agent fees etc) if incurred before 21 sep and you have evidence, and could claim from security deposit
if the rental period was from 22 july to 21 august and they move out on 20 august, wouldnt it be one days’s rent paid too much [21 august] needing to be refunded? Or am I missing something?
