Evicting tenant for anti social behaviour

Just wondering if anyone has recent experience of using Section 8 to remove tenant for anti social behaviour? How hard is it to prove this

You need very good evidence. Witness statements, logs of multiple incidents with dates, times, levels of disruption etc. Recordings and photos if appropriate. Details of any reports to the Police. Etc. I would suggest a specialist legal firm or eviction company to help you.

It’s so difficult that I would say it’s really best to try not to do it. Let him be antisocial and let the neighbours deal with it (I hope you’re not a neighbour) Or sell up.

Of course it’s easy for me to say that, if there’s actually criminal damage to your property. But I’m not sure the police will be interested and I don’t think there’s much you can actually do legally anyway.

Well ground 14 is if it’s discretionary, a judge will weigh the harm caused by asb vs the harm to a tenant/occupants from being made homeless. So I’d expect the bar to be high (not just neighbours complaining but eg reports to police) and you need proper documentation - incident diaries, witness statements, officials reports such a police crime ref numbers, council noise pollution reports, photos, evidence of written warnings

Ground 7a is for more severe ASB

Some guidance here

Risk is tenant becomes uncooperative, stops paying rent or providing access for inspections etc, so best only as a last resort after lots of verbal and written warnings that you’ve documented.

Good luck

In just 4 months we’re already seeing the effects of RR here – landlords unable to do anything about anti social tenants, landlords refusing anyone without an impeccable credit history, councils unable to find private landlords who will let them use their properties for social purposes . . .
