A couple with their young daughter would like to rent but they would also like her adult brother and sister to move in also, I will check with the insurer, and aware that they would all need to be credit and reference checked, and be joint tenants, but i would be grateful of any advise of any potential issues or things to consider with this please?
If siblings, i believe they would count as 1 family unit, so no HMO situation.
It would be one household as theyre all related, therefore no HMO. However, you should ask for and retain evidence of the relationship. A signed statement by each would do.
I’d be carefully considering the rent they should pay. That’s a sizeable increase in potential wear and tear/maintenance. Have you talked about an increase in rent? It’s also a potential increase in admin. Only need one of them to give notice and the tenancy ends for all and you have to start again from scratch. This could happen as early as October if they move in this week.
Get proof of ID, right to rent and relationships for all of them (marriage certificates, passports, birth certificates).

Under RRA you have to be very careful as you cant charge above the advertised rent. If it was more I think you would need to withdraw the listing and have a new one with the higher amount, and somehow indicate a difference ie suitable for a higher number of people than indicated in original ad

Check space is legally ok for.the numbers of people too I’m guessing maybe they want to use a lounge as an extra bedroom eg with sofa beds

yeah that’s a good point I didn’t think of because I won’t be reletting any property again under teh RRA so haven’t paid as much attention to advertising details. I did assume this was a three bed property with at least two rooms easily able to take double beds.
I’d create a new advert and have them apply for it.
