My tenant is purchasing my property.
Do I need formal notice from tenant to end tenancy?
Also to release deposit?

It does no harm to get them to sign a deed of surrender on the completion date. You would also refund the full deposit unless there is damage to anything youre keeping, such a furniture, but Id just refund it all.
