I am planning on renting out my 2 bed flat fully furnished . How much extra over the nonfurnished should I charge ?

If I read your message right, you’re saying that there are no other furnished properties. That would be my next question - are you sure that there’s demand for furnished property in your area?Typically furnished properties are not only more hassle to let but there’s far less demand for them.
How much letting have you done?

I have rented out a few times over 20 years with this flat. My granddaughter has been living there for 4 years and I am now out of date with renting out. I have found that the flat goes easily .

If you’re out of date, then you really should read up about the RRA which became law on the 1st of May. That has changed things quite significantly and rules are now more onerous for LLs.
