At the end it is your asset and your money at stake! Even if I use the agent I do not let them do the visits,hence the discount on let only package! You will have an idea when you met them, there is no guarantee but much better than not meeting them. Do not hesitate to ask questions. But referencing is crucial and demand to see results. Anyone too eager to rent step back and think twice! Anyone who seems to live beyond their means think twice! They must match your house profile! Did I get it wrong? yes I did!
You are still allowed to discriminate against tenants on benefits on an individual basis if you have a reason . What you cant do is have a blanket policy of rejecting all benefits tenants without considering them.
So sorry to hear this Lee. I have been where you are a few times with Guarantors. It’s hard to really drill down on guarantors. those who say" no problem" lightly warrant a bit more attention. regrettably this happens more and more today, these serial defrauding tenants.
You get a lot of legal advice on here but really the law is not a lot of use if you want a tenant out… Personally I turn the heat up on tenants. I speak to neighbours I make more calls, I look them in the eye and ask them what they are going to do. I dont let them sit there without them getting some grief. I’m careful not to directly threaten them but there are things you can do.
I had one guy who actually fired a gun out of the window and the police, you guessed it, did nothing. Had another dealing drugs, mainly hash, and police did nothing. Agents will typically do nothing. You are pretty much on your own and solicitors will clean your house with fees.
I would think twice about using a rental property as a retirement support. You really need at least 5 to spread your risk. Now is also a bad time to sell but springtime maybe
If a tenant requires a guarantor they evidence their own financial incapacity, our approach is that a guarantor is only ever worth what they can or will pay at the time, I ask for the full rent in advance.
I let my property via an estate agent, for a year, the tenant (Italian) worked for a pharmaceutical company she also had an aunt that stood as her “guarantor.” She paid the rent, her boyfriend moved in which I were a little apprehensive about, I got the odd complaints from other neighbours about the arguing and fighting, the estate agent dealt with complaints.
I never knew about this scam, my rent was paid. I guess I were lucky. Renting isn’t easy. I don’t think I could of done it on my own hence why I used an agent. I have decided not to rent as it’s a risky game unless you use an agent.
Yes and many times again no doubt and maybe one day ‘the power that be will listen’. I did say that I do id checks and I dont care what people think but you are missing my point about the previous requirement to check immigration status which relies on id documents as well as other verification. Of course we have the right to know who we are renting our properties too and every body has a right to express their opinion on this forum. This is not Putin’s Russia here.

Last time I looked you could choose your tenant. That is my guiding principle That doesn’t make me racist or anti - UC or anti- pet. I make your choice on the basis of affordability; responsibility; good manners; and the back story of where the tenant has got to in life and where they are going. All the above need to be evidenced. If there is any missing part I assume it is all a hoax and move on…
The economics and stress don’t work if Imake a mistake. If I have a property that is difficult to let I drop the price to clear. If I can’t find a suitable tenant then I have an unsuitable property and sell with VP.

The Guarantor checks must have gone wrong somewhere. I work full time as a consultant for a large UK law firm. I’m fairly paid. I am also a landlord and a parent. When my daughter needed a guarantor I could not be the guarantor because I work on a fixed contract basis and my contract ended prior to the expiry of the first year of the tenancy. Ironically I put up the money for the first 6 months up front. Luckily my husband was accepted as guarantor. My point is that guarantor checks should be every bit as robust as tenant checks.
I’ve never heard of this before, but nothing surprises me. This is what makes renting as a tenant so difficult. I’ve always said, no due diligence on all parties, then this is what happens. Scams are getting more and more complicated along with the issues you landlords must comply with. Did you also realise that along with reference checks, you must also do money laundering checks on all parties as rents will exceed the money laundering guidelines amount? This would have shown up in a know your customer (KYC) check that there was criminal activity in the history of the parties connected. I do this for a living as an expert in financial crime and a lawyer. If anyone who sees this needs my help, message me. I’m sure open rent does not do the required checks for you.
The estate agent is subject to the new money laundering requirements and should have done the checks, but many still don’t.

The bottom line here is TRUST. Sadly exists very little in society, when money is concerned I do not trust anyone. Never known an agent to put his customer before his own back pocket,I had one who tried to steal my tenant to put in his own property.
Only way to be successful with a small porfolio is to check and do everything yourself, relying on others leads to costs and failures
