Guarantor reference failed

Can someone suggest if I’m allowed to rent for the failed guarantor reference and passed for the other 2 tenants?

you’re allowed to of course, but you might not be wise to. Why did the guarantor reference fail?

Have you taken 6 months of bank statements off guarantor (and tenants?) to check income is verified? Have you checked guarantor is a home owner via land registry?

You can do what you wish. You are self managing. Assessing such risks is part of the job.

On a separate note what are the additional clauses that we can include as part of the contract, apart from the one mentioned by OpenRent.

If the property is on both my spouse name and myself, then should I include my partner as co-signatory?

There are free type boxes, so you can add any clauses you wish, but I would not recommend you do without some Landlord training, so you know what’s allowed, and relevant, and don’t trip yourself up.

Does openrent contract covers clause to restrict subletting?

I don’t know. I don’t use OR’s contract. Read it and see what it says.
