Has anyone recently completed an ID1 form for HM Land Registry?

I’m looking to update some property details with HM Land Registry and have been told I need an ID1 form verified. I’m interested to hear about other people’s recent experiences.

  • How much did you pay for verification?
  • Did you use a solicitor or an online service?
  • How long did the process take?
  • Were there any issues with Land Registry accepting the form?

Any advice would be appreciated.

The last time I had to deal with the land registry, I simply went to a solicitor five mins walk down the road. Spent about 15 mins in his office and about 8 weeks later got the result I needed from the land registry via his email.

I’m sure any solicitor who deals with conveyancing would be able to answer your first three questions and make the last one moot.

I used one of my local solicitor companies to verify the information I was presenting to the Land Registry /Mortgage co. (Anti-fraud declaration) They were a bit tricky to find as a few solicitors said - "if we are not doing the whole property conveyance for you, sorry we cannot help " - eventually found local co that said yes when I walked into reception to ask, made appointment that same afternoon and took all paperwork, ID in, charged me £5 per A4 sheet of countersigned evidence. Took 15mins. Posted off same day.

I did look into online/ Teams/ video call type verification but costs were silly for each page needed.

@David289 if you are doing online you need to submit details electronically and need to show photo ID such as passport on video call think if I recall. If you want done quickly or electronically it costs more.

Solicitors do charge silly amounts for this. Online you can find with a video slot in next week for 70quid (online it’s an ID5 form) - a solicitor had quoted me £150

Check as you may be able to use id3 instead

Thanks for the advice! I ended up going with an online service as well. I used www.id1formverificationonline.co.uk and paid £89 for my ID1 verification. The process was straightforward. I completed a video call, showed my passport for ID, and received the completed paperwork on the same day. I then submitted it to HM Land Registry, and it was accepted without any issues. Overall, it was a smooth experience.
