Has the landlord/Agency breached the contract? I want to leave

Hello, I am wondering if my landlord/ agency have broken the contract and how I would leave the property. I am also wondering if the guarantor is liable at this moment.

-Last year, 10 months into my 12 month contract, I had covid and missed work. I was short on my rent and had created a payment plan with the agency (via email). Prior to the first payment, landlord changed mind, asked for it all. I could not pay that. The agency stated that I would receive a section 21 if I did not pay the full amount with five days- i received the section 21 two days later.

-Guarantor also received the section 21 and was given the date that my tenancy would end. Her online portal for the agency states that I have moved out.

-My online portal states that I moved out at the end of the section 21 too.

-Shortly after section 21 issued i was given a notice for rent increase. I was told section 21 would be withdrawn if I agree to increased rent. I was told I would not be issued with a new contract and it was now be a rolling one.

  • I then paid new rental payment at the end of my 12 month contract

  • Gas certificate not been renewed and is now five months overdue

  • Agency failed to let me know who to contact about any queries (they have gone through three letting managers)

  • I wanted to give my notice on the online portal (as instructed by my tenants handbook). I had forgotten my username, emailed agency to ask and they refused to give me the details. I eventually figured it out myself but had no option to serve notice on the property as I have already ‘moved out’

  • I emailed the agency again- they told me send an email to give notice however I do not trust the agency.

  • a little bit more- relationship with agency and landlord has broken down. When the section 21 was given I received harassing phone calls and emails from the agency (who also called me from there home phone number). this led to the police becoming involved and agency backed away.

-landlord now works with the agency- he told me through message to contact him if repairs are needed- i messaged him about a broken oven- this was ignored.

  • I have most recently been told that if i do not serve notice via email and just leave- guarantor will be contacted and made to pay what I owe.

So I want to leave, I want to do it officially and not over email as I do not trust the agency to not screw me over.
