Personally, I would be looking at the bigger picture, which is to amicably get your tenant to leave before your notice deadline enabling you to renovate the property. Cut your losses and move on.

there 7 years ,you asked them to leave ,they have done . Leave it at that be happy. It could be worse . You have done well You could have been more “put out”

I find it unbelievable that a Landlord could be ‘put out’ by this. If I’d had a tenant for 7 years, and hence…made profit out of them for 7 years, I’d certainly let them go, and give them 100% of their deposit back without question. Imagine the alternative of a long & costly eviction process if they hadn’t left!
