I issued a contract 5 days ago and I’ve heard nothing since. How long am I expected to wait? I’ve messaged today and had no response as of yet. I leave the country in 3 weeks and need a tenant in my property when I leave. The first applicants also pulled out, but before the contract was issued.
Was ridiculously hot 5 days ago they may have been at the park/trying to cool down not checking emails.
It’s reasonable to give a few days to review, obviously, as an important decision and financial commitment.
Why not phone and check the tenants have received and seen it and ask when they will sign by. OR messages often go to spam.
Tell them (if received) that if you don’t hear back from them by end of this week either signed or with any queries they may have, you will withdraw the offer and find someone else.
If you/they can’t easily communicate at this stage it’s a terrible sign isn’t it?

I would never recommend self managing from another country, particularly now that tenants can give notice at any time from day 1. I would consider getting a full management arrangement from a letting agent if I were you.

Hi, thank you for taking the time to reply. My sister who has her own rental properties is stepping in to manage it. I just want to keep things as easy as possible for her so just trying to make sure the house is let before I go.
Also, I heard back from the potential tenants. They wanted the date of rent collection changed before signing.

Changing the rent due date formally is now quite difficult and has bigger implications than you or the tenants may realise. I would suggest you agree informally that they can pay on a different date, but not attempt to alter the contract.
