I paid 12 months upfront and received a section 21

The landlord is always advised to take 11 months and a month so they can then serve notice at two months

If the last payment was monthly the notice would be two months
So for yourself it’s longer to the point the notice expires before s21 can be utilised

Notice is capped at 6 months for any tenancy period of 6 months or more, but as Karl says, it depends on the wording of your contract.

My AST does say that in October 2024 the rent will be due in advance at the same recurring frequency…. Which is the whole 12 months again. I know because the estate agent told me when I signed. At no point was is going to be monthly… What they meant with £26400 or £2200 monthly was that they wanted to write what the monthly rent is and how the amount of £26400 over 12 months was calculated if that makes sense. It does not mean I could have paid £2200 at any point. Yes! I am happy to leave. The court action is not only because of the section 21 but there were far more issues than just the section…
