Hi, I have agreed a rent increase with my tenant and she is already paying the new amount. She’s a great tenant but I haven’t anything in writing except for a formal email.
With new rules about to be implemented I thought I would get the contract updated to be on the safe side.
How do I increase the rent in the contract but keep all other details the same? At the moment we have an Assured Shorthold Tenancy with 2 months notice on both sides. I want to keep that clause. How do I do that?

Okay, I saw that but what do I type in for Break Cause? It wont allow for 2 months to be entered?

Enter whatever you did before when creating the tenancy- if you had a custom clause before saying 2 months you still will have it.
It doesn’t matter anyway. Break clauses will be void from 1 may anyway as the whole idea of 6m or 12m fixed terms gets abolished

I’m not sure its worth doing anything at this point. The existing tenancy agreement will change next month anyway due to the renters rights act and 2 months tenant notice will become the default. Also as your tenant has started paying the increase, then its already legally binding.
