Is there any way i can make a complaint about a tenant that was found on here

I have a tenant in a shared property that has absolutely destroyed the house in just one month what are my options?

As a self managing agent, who presumably choose the tenant, who did you want to complain to? If you mean to warn others, then sadly, there is no such option.

Has the tenant rented before? Did you do references from previous Landlord? What did they say?

Did you take a guarantor? If so, can they put pressure on tenant to sort themselves out? You can also remind Guarantor that they are liable for damage to give them some incentive.

Eviction s8 grounds 13 and 15

4. Deterioration of the property / furniture (Grounds 13 & 15 – Discretionary – 2 weeks’ notice)

damage to a property and furniture by a tenant is a ground for eviciton

There are no changes to Discretionary Grounds 13 and 15. Here is a reminder:

  • A landlord can use Ground 13 where the condition of the building and any common parts have “deteriorated owing to acts of waste by or the neglect or default of” the tenant, a member of the tenant’s family or someone else living there.

  • Ground 15 can be used when it is the condition of the furniture that deteriorates for the same reasons.

You’ll need to gather and document the evidence inc from others sharing the property.

  1. Carry out inspection visit. Take up to date photos. Record conversation (for your own records- no permission needed). Tell tenant they caused the damage and send tenant a transcript of the conversation. You can charge the tenant for cost of repairs or replacement back to state in original checkin inventory. If necessary take cost from deposit and issue MCOL for the rest.
  2. In terms of complaining here, who do you want to complain to? Do you think some tenants should not be able to apply here? How would OR know who they are?

Good luck
