I might recover a small amount, but the initial court fee is 5% of £10,000+
These tenants have already accumulated several CCJs, so another one does not matter. They have an eviction notice against their record.
These tenants have since applied for other properties via OpenRent. I can only advise landlords to insist on guarantors, in case such tenants slip through the referencing process.
I also note from their post, that they are slightly modifying their names, presumably to avoid their bills, debts, etc
I have to put this behind me, learn from my mistake and move on.

In my experience a traditional letting agent is even more likely to waste your time, due to lack of knowledge of the landlord’s intent. they aren’t the most detail-oriented people.
In your case it sounds like a guarantor wasn’t a pre-requisite- so an agent wouldn’t have known, either. At least you are getting it from the horse’s mouth when you deal with the landlord.

Perhaps the landlord has had a bad previous experience and has adopted a “belt and braces” policy
Sorry to hear you’re in this predicament, the landlord should have made it clear that a guarantor was a requirement.
However, I can understand landlord’s requiring guarantors under the current circumstances wherein the current and proposed government legislation leaves landlords extremely exposed. Not least being the limit on bonds of 5-weeks rent which is desultory and unfit for purpose, since a landlord is left with less than one weeks rent for clean ups and remedial works if the tenant leaves a mess without paying the last month’s rent.
It’s long past time we should introduced the US system of 1st & last months’ rent + bond in advance.
