Our rental agent is insisting on each of our properties to have a Legionnaires risk assessment and I’ve seen online that these can be done legally by the landlord. We live abroad and didn’t plan to return to the UK until the autumn. Are we obliged to have them done earlier or can I tell our agent that we’ll do them on our return? This is a great forum and others’ advice is much welcome.
Yes it’s needed but recommended every couple of years. No certificate needed and you could do on return - 20min-1h time

if they can do it without charging you then great if it’s part of their inclusive management fee. If not, tell them you’ll do it in the autumn and to hold off inspections for now.
Be firm with the agents. They’ll try to tell you that all your tenants will die a horrible death and you’ll be executed if you don’t do them. Tell them to have a nice day.
