I am based abroad and am looking for an independent property manager or consultant (not estate agent) who is willing to act as a UK-based “licence holder only”, with no property management. x2 properties, both in Southwest London. Looking to pay a reasonable annual fee. ---

@leshane7 Not sure what you are proposing is actually allowed & legal by the relevant LA’s licensing scheme eg westminster state on their site “If you are applying from overseas, and wish to be the licence holder, you must nominate a UK-based managing agent who can act on your behalf. This person must be fit and proper and capable of managing the property in line with licensing conditions.“ -hard for them to be capable of managing the property and acting on your behalf if you aren’t paying them to do the property mgt? -and nominated person faces risk of unlimited fine or 30k per breach (For westminster “ a) obtain from the manager a written declaration identifying the licence conditions, by which he or she agrees to be bound; b) Ensure that the declaration includes: … ii. A notice informing the manager that a failure to comply with the conditions may result in criminal and/or civil liability, including an unlimited fine or a financial penalty of up to £30,000 for each breach” ….) Ps easier to just get a cheap letting agent. Can be as low as 5% of gross and its an allowable expense for tax purposes. Good luck ---

I dont think youve thought through the implications of your proposal. Without any management responsibilities, your licence holder would be legally accountable for a property and tenancy where they have no power to address breaches of the licence. ---
