Looking for advice on finding a replacement tenant for my Yugo accommodation

Hi everyone,

I’m a Bournemouth University student and I’m currently looking for a replacement tenant for my Studio at Yugo Belaton House, Bournemouth for the 2026/27 academic year.

Due to a change in my accommodation arrangements, I no longer need the room and I have not moved in. Yugo has confirmed that I need to find a suitable replacement tenant before my tenancy can be cancelled. The new tenant would need to be approved by Yugo and complete the official tenancy takeover process.

I’ve already tried advertising the room myself, but I’m finding it difficult to reach suitable students.

Does anyone have any advice on how I could find a replacement tenant, or know of any services/agents that can help with this type of student tenancy takeover?

Any advice would be greatly appreciated. Thank you!

I assume you’ve already signed a contract with them? If so, you are contractually bound and they could charge you rent until they get another tenant, which they must try their best to do. They can’t offload that duty onto you, although clearly it’s in your interest to search too in case you find one first.

I believe that the property you mention is purpose built student accommodation, (PBSA) and assuming they have signed up to the Unipol or ANUK code of practice, they fall outside of the Renters Rights Act restriction and can offer fixed term tenancies, meaning you can’t give notice during that term.

I don’t know much about the code or anything about the contract youve signed, but you may want to contact the student union or perhaps Shelter to see if there is a way to negotiate a mutually agreeable exit from the contract.

@Yufei1

Contact student union housing officer, they will know of any student billboards etc. There is maybe also a student newspaper where you could put an ad

The uni will also have an accomodation office who may be able to put you in touch with students looking - could be eg other students who’ve not started yet and still looking

good luck
