all life is a risk, crossing the road , driving, travel abroad, making friends , renting, renting out. As a builder/ joiner I cannot understand landlords who do not look after their property and thus their tenants . Happy tenants will stay longer. But we all know the government “pendulum” swings too far in many instances. The rental market will shrink and in 10/20 years landlords will be back in fashion. as never ,since housing stock was sold off, has the system recovered

Give them a copy of your questionnaire and reference application to fill in and tell them you will consider their situation upon receipt of their application and presentation of the holding deposit.

Continue viewing and assess the best candidate for your property.

@Chris35 @FerndaleRentalProper best not to ask for and accept a holding deposit till ready to reference as on OR your advert is then no longer live I think

I have never asked for a holding deposit if I know the tenant . Mostly I use an agent, whether they ask for one I do not know. But never had anyone back out after saying yes

Do what colin3 says, he has been around the block

HOWEVER . In future why not do pre screening to focus viewings on suitable applicants

Oh and personally i dont bother with holding deposits to me more time and effort than they are worth
