What are people’s thoughts on marketing a property before the current tenant moves out . The current tenant has given permission for this

No problem whatsoever. Viewings rely on their cooperation mind.
I prefer to market my properties after the tenant has left. Photos taken without the tenants furniture and other belongings show the property off better especially if the tenants has a lot of clutter. And a good clean before viewings. There is no right or wrong because marketing the property early will usually mean less of a void period.
I would agree with Christopher32. If curcumstances change and the current tenant doesnt move you will have wasted peoples time and money.

I always market once I receive notice, as tenant is moving, unless I know its a big mess, otherwise risk of too long empty period. It has not been a problem.
