I have a semi-detached 3-bed house currently rented to a family. Recently there’s some mould issue going on in the integrated wardrobe in the master bedroom on the first floor and a long crack appears in the lounge on the ground floor, which is directly below the wardrobe - please see the photos below. The mould and crack are directly on the inside of an external wall, meaning not the party wall I have with my neighbour and the wall is subject to rain, etc. I believe this issue happened before - I remember I saw some mould dots and dirt on the interior of the wardrobe but I didn’t quite pay attention. For the crack, it was there before too, maybe even over the past 1 to 2 years.
I wondered if you could kindly shed some light on the following
- Do you think if it’s related to any water pipe behind the wall or above the ceiling around that area? If so, is there any way we can inspect and get a feel for a potential leaking pipe?
- If it’s not the water pipe, do you think it’s because the external wall is soaking water in quite badly (it could be a big hole somewhere on the outside, given the mould and the crack for this long time)?
- Can you think of any other potential source of mould and water crack?
- If things need to be done, what is it? Do I need to get a damp specialist in to inspect (which could be quite expensive and could be an overkill for a household job like this), or you feel we can get a plumber in to inspect first and remedy the leak, and then the plumber or a carpenter to remedy the woodwork?
