Move out date vs Tenancy end date

I have been on a 12 month contract from October 2024 to October 2025. Then a month rolling contract from October 2025 to November 2025 (and so on).

I have moved out (with notice served) on the first month rolling duration of contract (i.e, between October 2025 - November 2025).

The landlord has said on Openrent as the “move out date” on the 20th November 2025 - but the move out has already happened on the 26th October but the tenancy continues until the 20 November.

This is an issue as the council tax obligation is until the moveout date on a rolling contract and not until the end of tenancy (I have checked this several times with the council).

My worry is with how its displayed on openrent - I don’t want to enter a dispute with the landlord or the council; and the landlord is unresponsive on this issue.

Could openrent confirm how to deal with this? There is no formal way of knowing when my move out date except a text message to landlord but the official paperwork says something different.

Your contract will have a clear ‘end date’. That would have been as per notice served, and is the date when you are responsible for the house & its bills. It is when your liability for the rent, as well as household utilities and council tax ends.

If you choose to ‘move-out’ early, you remain liable for those utilities, and the council tax until the contract end date, although your council may offer a discount for the property being ‘empty & unfurnished’. (Unless a new tenant moves in before).

The move-out date on openrent is irrelevant to anything. What matters is how your contract ended. ie did you give notice to end the contract on a certain date? Did the Landlord except this as valid notice?

Did you serve notice? If not, your tenancy continues.

Well not true and is the whole point I am raising.

To reiterate the initial term is fixed (ie., 12 months) and you are liable for the whole term for council tax. If after the contract goes into a rolling period - like in my case - the council tax is only applicable until you move out and not for the whole month. So if the rolling contract runs between 20/10/2025 until 20/11/2025 and you move out on the 27th October then the council tax applies only until 26th October (day before) and not until the 20/11/2025 and the same applies with gas bill too. I agree the tenancy for the landlord continues until the 20/11/2025 (ie. you are liable for the rent but not for the council tax and utitlies)

I had this checked with the local council.

Hence the question the move out date on open-rent is not clear - its confusing as open rent states as 20/11/2025 which isn’t true in my case and no option to say you have moved out either.

Sorry, I misunderstood. I thought you were asking for opinions and advice. You have been offered it.

If you prefer to take the advice of ‘the local council’ then that is your choice, but it doesnt make it true.

Is this a HMO ? If not I think that is completely incorrect. You are the tenant until the agreed end date as per the terms of the tenancy agreement. If the tenancy runs until 20/11/2025 you are the tenant until then and responsible for rent due, utilities and council tax. Don’t believe what the council have told you, it’ll be you getting the fine for non payment.

Although the Council will only charge you CT until you move out, its likely that your tenancy agreement makes you liable until your tenancy ends and the landlord can recover any they have to pay from you. If your tenancy agreement is the Openrent model, then you have to serve notice to end it and if you havent, it continues.
