I’ve found a new tenant through openrent. I’ve just paid £30 to get referencing done. I’ve got a pre 1/5/2026 tenancy agreement that I am just thinking I can’t use again (!) due to the new regs. Any ideas on where to find a new one at the best price. Or what to add/ delete from this one ? Thank you
This is the contract that binds you and your tenant together and sets out the terms and your and their responsibilities. Better to get it right than simply get the cheapest possible. This is the doc you are relying on if tenant doesnt care properly for you valuable property and eg how much notice they must give if they want to leave.
you can get Openrent to create one (based on the sample apt on their site) by paying for ‘rent now’ - they then handle 1st month rent and deposit or join nrla which gives you access to their tenancy agreement and all their other documents.
Google ‘Sample APT’ and you will find a variety. Some have more detail (eg Stirling ackroyd) than others (eg openrent). For example OR doesnt specify when 1st month rent must be paid so tenant can wait till move in date before paying. And it says nothing about disposal of goods left behind by a tenant.
Agents will provide as well, for a fee.
If you want to edit an old pre 1 may agreement you will need to remove every clause that is contrary to RRA but exactly what needs removing depends what is in it… for example break clauses, references to fixed terms, notice periods of more than 2 months, clauses about rent increases
But unless you are legally trained may be best to use an off the shelf APT as a starting point
