New tenant - waiting for TA

Hi,

I have agreed to rent a property from a landlord. I have paid the holding deposit, I passed referencing but as I haven’t rented before, the landlord had a recommendation to get a guarantor. I spoke to him on the phone and explained I cannot provide a guarantor but offered to pay 6 months rent instead, he’s happy to proceed with this as I passed all other referencing so he said he would get the tenancy agreement sorted right away. This was 24 hours ago and I’m still waiting for this to be done, we were both hoping I’d be able to move in this weekend but it’s seeming less likely now as I still haven’t received the TA and I’m not sure if he’s done it on his side, or if OR have to do any checks on it as he needed to add the clause about the 6 months advance rent.

How long should I expect to wait to receive this? I have never rented before as I said, so I’m not sure how long these things take and if the move-in date being this weekend is realistic or not. What do you think?

This delay is the Landlord. Issuing the contract, including with a payment in advance is a quick & easy job. The minute he does it, you will get an email.

It’ll vary from LL to LL but OR don’t check the bespoke clauses added by LLs and take no responsibility for these

LL may have other jobs or not be experienced in drafting so looking for an example clause.

LL’ may have different understanding and expectations from you and their ‘right away’ may be different from yours. They might assume you have read rest of OR sample TA and so just need say an hour to read the new bit and sign. They will have no idea what you need to do re moving

Suggest contact LL and say sorry to chase but would be helpful to know when they expect to get draft TA to you- that as you will need to read the extr clauses it would be good to get draft TA by (Friday 2pm?) so you can sign pay deposit and balance of 1st month’s rent, and have enough time to organize a move at the weekend, otherwise if it’s going to take longer you’d prefer move in date to be moved back to (next weekend?). They will appreciate clear and specific comms from you right from start

There may be other documents to prepare apart from the tenancy agreement. I usually update the property inventory, which can take quite some time. Also compiling the inventory photographs, the deposit paperwork, the EPC, How to rent guide, Gas cert and signature sheet. I would suggest you gently enquire how things are going through.
