The tenants are using the garage for storage at the present but the garage is not structurally sound as the weather has taken a toll so we want to knock it down and replace with a storage shed. The tenants are asking if we will pay for storage while the work is taking place. Are we obligated to pay for temporary storage space?
point out their belongings will be in a better place , when built or say you will replace it when they leave… What sort of stuff is stored?
in your AST what is the definition of “the premises”, does it include the garage? maybe it was never let to them in the first place.

Depends on your AST as Graham said. If the AST doesn’t mention the use of the garage, then no I would not be paying for their storage. Alternatively, would the garage hold out long enough so you could wait for them to move out before knocking it down?
If the AST doesnt mention the use of the garage then it has to be assumed to be included in the premises being rented.
Jaime4, unless you have evidence that you either excluded the garage from the let or warned them that it may not be water-tight, you will probably need to pay for storage of their stuff. You may be able to get a deal with a local self storage unit where the first month is just a nominal fee. Hopefully the work can be completed within that time.
