Openrent not listing on Rightmove any more?

I am a landlord and have always listed through Openrent where my property rental listings then appear on all the portals…RIghtmove, Zoopla, etc.

I have just listed a property this morning and although it appears on Zoopla, it is not on Rightmove.
As a result, I have just re-checked the Openrent listing portals and cannot see Rightmove on the list anywhere. Am I going crazy or is Rightmove not used for Openrent listings any more?

I’ve just checked and it appears so! This is ridiculous, it’s the only one that actually matters. They have lost my business and a lot more also.

They did come off Zoopla recenty, but have clearly just come back on and dropped Rightmove instead.

Often portals will have conditions attached to renegotiating favourable terms.

no Rightmove ? Are you sure . I would not list if no Rightmove.

Interesting… but as a tester on our last vacant property, I chose the free option and didn’t list on RM or Zoopla. Made no discernable difference to me. Still got inundated with enquiries of the usual quality.

Wow. I am surprised. What I find annoying is the fact that Openrent change stuff, as important as this, without any communication with their existing ‘loyal’ Landlord customers. They might have perfectly good reasons for doing this, but without them justifying it, we are left to feel aggrieved.

I had genuine concerns about using Openrent again when they changed the deposit lodging procedure to their own account, rather than mine. This latest development is of great concern.

I’d love to understsand the stats. How many tenants actually search on Openrent directly, compared to enquiries through Rightmove etc.

Every tenant I had searches on Zoopla or local estate agents.
I always ask as I usually go through open rent.
Even the ones recommended word of mouth said Zoopla.
Only today, I paid to go on Zoopla otherwise I have used the free option.

A local estate agent, vying for business, advised me to drop the rent and advised Zoopla through their agency .
I did a viewing yesterday and asked the tenant where they found the other properties they viewed ….Zoopla.
Interestingly their price was higher than mine !!!

Hi, ive just received the following confirmation from Openrent…

“We regularly review our partnerships to ensure they are providing benefit to our landlords, and as a result we are not currently advertising properties on Rightmove’s platform.”

Very surprised indeed. My understanding is that Rightmove is the main platform that renters initially search on. Worried that this will have a big impact on the potential enquiries I receive.

In other words Rightmove have upped their price too much come renewal time and Openrent are refusing to pay the new fee (yet). RM hold all the cards that’s for sure.

Dangerous game OR are playing, landlords will stop using and move onto a new platform, there are other choices.

I have just had a similar reply “Rghtmove has a relatively small tenant audience” was their reply . !!! My landlords assoc. has started a scheme . Or back to the agents, my last two I did thru an agent, . This is penny pinching.

That’s a shame as here in rural Dorset all the tenants I have ever taken on have only looked at my local FB group or Rightmove and not Zoopla etc which tends to be more popular in cities etc. Might have to look elsewhere now to find an online agent that will allow me to advertise on Rightmove if my property doesn’t sell in the meantime…

I think I’m in the same situation Rachel. For my East London proeprties, it seems to me that the majority of my applicants tend to come via the Rightmove portal, so could well be a game changer for me. Hoping both Openrent and Rightmove can compromise and come to a quick agreement on this issue.

thank you for posting this.
I guess right move have upped their prices to openrent and openrent are making a point .
in my experience right move is number 1.
On my adverts one screening question I ask is where they saw the advert and its usually right move.
if openrent dont post on right move then will use an alternative website, pity as openrent are pretty good overall

I think this is a big mistake by OpenRent. Most people assume if it’s on one platform it’ll be on the other. People tend to favour one portal over the other and do not check the alternatives. I only ever look on Righmove if I am looking for property to buy. I have a house coming up for rent in September and will look at alternatives.

what exactly are the alternatives? No doubt, the main motivator for OR is that they have to pay to list on RM and they’re no longer thinking that gives them value for money. Maybe they’ve decided to position themselves as a direct competitor for the rental market (esp seeing as RM was initially a site for buyers/sellers in the first place and OR are a specialist in that area).

Either way, now that they’ve stopped, they’re unlikely to resume. How else do LLs get property listed on RM?

…A few years back I was involved in the design and build of a regional property portal, setup purely to stop RightMoves power over Estate Agents due to the shear dependency on it and its ever increasing fees. There were over 100 independent agents using the portal with a condition of use that the EA must drop RM.

There was a lot of money thrown at it and It worked, albeit for a while. Within 3 years every single agent had ran back to Rightmove. They simply could not survive without it.

Rightmove have far too much money behind them, so any sign of a contender and they just throw ten million on a marketing campaign and the others fall by the wayside.

Landlords will stop signing up to OR simply because they arnt on RM, the perceived value of RM is just way too high. OR will be back on there, just give it a month or two.

Can’t vouch for them personally, but some definitely seem more than capable.

you could be right .I have in the back of my mind that an estate agent , when told of increased Rightmove fees , negotiated a lower increase with them.
