Openrent not listing on Rightmove any more?

I tried Rentr. It lists on Rightmove. However - and its a big HOWEVER. I registered my advert on Saturday at 10:35am and it was not approved until SUNDAY at 10:15PM. It strikes me that they are ‘young’ and unresponsive - probably a one man band.

Other things to note: No pre-screening. You have to ask everyone the same questions (that said, only one enquiry (from Rightmove) in the first 36 hours. The rest of the interface is similarly unrefined and you cannot post links to video walkthroughs. I reported this to them over a week ago but there was no reply.

I have complained to them about their lack of responsiveness - we will see what the result is. To be fair, their price is £29 which makes it seem good value if you’re prepared to wait for them. I’ve had 2 emails from them offering a 50% discount code - it does not work. If it ever works, it must just be fore the odd hour here and there. I have tackled them on this also.

If they can up their game, they might become an attractive player at the price - if you can cope with the lack of features that we have become used to with OpenRent.

With Quicklister, our advert went live within 30 minutes.

I have used Quicklister, it is indeed on Rightmove.

The other platforms have a price differential touse Rightmove rather than not. Quick lister charge an extra £20. Seems like a reasonable uplift to charge this…could even make it £30 and have a round price of £99 for RentNow with Rightmove. Beats trying to run 2 platforms to achieve one goal which is just stupid and costs an extra £40.

I’ll post back in a week to see how my advert has done. It’s a relisting so I have with Rightmove no’s from several weeks ago. I’d be very very surprised if it was any where close with the market I’m aiming at.

I have just listed with quicklister

It may be a bit more expensive but there customer service was stellar .
I act on behalf of my mother so it’s always complicated.

You can chat with someone via watts app so all LPA issues were resolved in less than an hour and it was approved for portals in less than 30 minutes.
The fact you can communicate that efficiently with a website is worth it.
Their email and phone support is clearly visible .

I have never had that level of ease with a high street agent .

I think I’m going to switch to Quicklister after reading this thread - glad I came across it! I have 1 to list tomorrow, but if Openrent happen to be back on Rightmove by then (v unlikely) I’ll list with OR. What a shame, I quite liked Openrent.

I’ve been given notice by a tenant that they’re likely to move out in October if the purchase of their own home goes through by then. If so, I’m planning to try both free OR (as this has been successful for me in the past) and also QL to see how they compare in terms of a) number of enquiries and more importantly b) the quality of those applicants. Should be interesting.

Sadly, i guess well be going elsewhere as RM seem to produce most enquiries for us

I have been advertising my properties on Openrent since 2014-15. I have been on Openrent because of Rightmove. Its a shame that they have decided to stop listing on RM and for me it is quite a deal breaker. Will try quicklister or other websites. Also will still use Openrent as I quite like their tenancy creation service but its going to be a hassle and such a shame that RM is no longer an option here.

I’ll not use open rent if they don’t advertise on Rightmove. It’s a shame as I’ve used them for years and always been happy. Even if it means a price hike I’d be happy to pay it.

Very frustrating indeed!
Anyone who says that Rightmove doesn’t have the highest quality of leads is clearly not looking at stats across the board.
I was actually shocked to see it missing.
Any idea how long the verification process takes with Quicklister as they seem to be the next best option?

I did it in minutes
There was issues with ID, LPA etc but they have watts app messenger so it was resolved and listed on portals in an hour and 10 minutes
The service was stellar

I have used Openrent for maybe 6 years now with quite a number of properties. I never provide the further proof of id required for the Rightmove advert to go to go live, but always get plenty of responses via the Openrent and the other partners, admittedly this is in London.
I would say no loss here and good to see Openrent stick it to a near monopoly in my view and keep costs down for landlords.
Well done Openrent. (Suspect Rightmove will eventually come back to the table anyway)

So you’ve never actually been able to measure just how well Rightmove actually performs then?

Just on this single thread alone within a few days look how many LLs have already jumped ship. Once they have gone it may well be difficult for OR to get them back.

As for costs, RM could be an optional extra.

I have usually had too many enquiries to worry about it, but yes you could have it as an option extra £20 to include Rightmove. But in light of the Rightmove share price being knocked off by 5% or so because of this, I would say Openrent have more power than you think. Suspect Rightmove will come back to the negotiating table anyway a bit like Visa v Amazon 18 months ago and it will likely be resolved. (Rightmoves near monopoly is more for property sales in my view)

goodbye openrent - its been a good run. Quicklister offer a package of £336 if you list more than 6 a year. which suits us as a 50+ private portfolio.

@Daz I feel like weighing up whether or not Rightmove is worth it or not seems to be based on incorrect information. It really doesn’t make sense that the UK’s largest rental property portal generates less leads than Openrent directly.

You say that most tenant inquiries come through Openrent directly - I honestly cannot see how this is possible. You just don’t have the brand recognition out there among prospective tenants. Are you absolutely certain that people aren’t seeing properties on Rightmove or Zoopla etc and then going directly to Openrent to inquire?

Rightmove is one of, if not the biggest, platform that prospective tenants will use to search for properties to rent and very clearly this is very valuable to landlords.

Hopefully you’ll resolve this with further negotiation. Despite this one issue, I still feel that Openrent has the best platform and service available. I moved over from Mashroom when that went downhill.

I just found a tenant via Openrent, what a shame, I always found Openrent to be great in the past - and that’s as an ex letting agency owner. I won’t use them if they don’t advertise on Rightmove - I know most enquiries for lettings came via Rightmove when I had my agency. It does make sense now that the only enquiries I received this time were all the types of ones I used to get when I first started and used to list as a landlord on Gumtree - now it makes perfect sense - the only people that go to other smaller sites are those that want to circumvent proper referencing and think going direct to Landlords will do this. Rent to rent situations etc - I weeded out loads this time… even the tenants I have accepted have one of them abroad right now, so not the ideal situation and they failed referencing officially.

I have just found this out and am shocked. I thought there was an issue with my listing because from the day it goes live (with this particular property) I get a lot of enquiries. My property was “fully approved” on Monday and as of yet I haven’t had a single enquiry - not one!
Certainly in my area, it appears Rightmove was the portal that my prospective tenants use. This gives me a dilemma

  1. Continue to use Openrent and hope that prospective tenants become more educated to use Zoopla for rental options (Sceptical on that and think it will be area dependant as others have mentioned)
  2. Pay an agent to advertise it for me. This will be costly as I’m fairly certain no agents offer an ‘advertise only’ option but like some other LL’s have said I like to vet all my tenants personally and wouldn’t want an agent choosing them for me even if I’d paid them for the service. So I would be paying for a tenant finder service as a minimum but only really wanting the Rightmove advertising bit, which seems excessive

Out of these two options I think I’ll go with option 2 and leave Openrent until they kiss and make up with Rightmove
