Hi everyone again! I have a prospective tenant - an international student (40) who is here for 1 year but she may like to stay longer after her course.. I probably know what you’re all going to say! But I thought I’d query anyways
as it’s always good to hear LLs advice. She has no credit, references or guarantor. I do have rent insurance but she wouldn’t be covered I’m guessing. But has savings and can pay me 1 year in advance. Plus it’s unfurnished flat with a suggestion could I get some furniture. I did like her but… what do you all think? I think I’ve already worked it out just by typing the Q!!!
if it’s unfurnished and she’s requesting furniture, I’d recommend she find somewhere with furniture and move on.
How do you know she can pay you a year in advance?

not trying to persuade you, but have you seen proof that she has savings?
If you can’t get insurance then there’s no guarantee what happens when her first year runs out. She might apply for the 2 year postgrad visa but then not have any source of funds and end up staying there because she’s nowhere else to go.
Go with your gut and turn her down if that’s what it’s saying.
Absolutely right Tatemono! Yes. My thinking too, as I was wondering well happens in year two maybe a few years back i might have gone for the tenant but now with the new bill coming at us it would be a big headache.. Anyways with a slow - on my part! - diagnosis I have stopped that line of enquiry and moved on. Many thanks ![]()

Unless she has a legal right to be in the UK without a visa then she shouldn’t be able to get a student visa without being able to demonstrate the means to support herself while here (including more than the cost of accommodation- tuition fees etc). If she doesn’t have that she won’t have a right to reside in the UK so you can’t then legally rent to her anyway
