Pay rents before you stay

In as much as you can make a sweeping statement towards me, I had in no circumstance say tenants can’t pay in advance or that they should not pay in advance.

The debate has been very constructive as to why many landlords prefer payment in advance rather than payment in arrears as factors like, social, geography, legislation, demography and not only economic can determine the payment of rents (Either in advance of not).

I would have loved to understand how and why you convinced your two tenants to pay six months rents in advance. This has been my point from the beginning; to compare and contrast payments in advance and payments in arrears considering that we are functioning in a market economic system with many options which are not monopolistic.

I did not have to convince them. They offered to do so because they wanted my property >i was as surprised as anyone> if someone wants to pay in arrears the alarm bells ring for me . i do not operate under the radar . I Am straight and tell it straight

Hi Canisius, how about you work and save for a deposit, get a mortgage, buy a house, and then let your tenants pay you at the end of the month? You can then set an example to all landlords. However if you go to a restaurant and don’t pay for your bill at the end of the meal, the manager will throw you out but if your tenants do not pay you at the end of the month you will have to jump through hoops to throw them out for non payment. It is up to you if you wish to be so generous to your fellow men with your own property.

Landlords have been hit over the last few years by a number of government initiatives which have made it harder for landlords to earn a living from letting property. I’m not going to bore you with details because I fear you would neither care or ever consider these factors.

If a landlord was looking at two prospective tenants who appeared identical on paper, but one was happy to pay rent in advance and the other wasn’t, I know who the landlord would chose to rent to.

All I can say to you is good luck finding a landlord who will oblige you.

Oh Please Christine, if life would be so much better for you to sell up and sail into the sunset then do it. You seem to think you are entailed to same reverence as Mother Teresa or something for simply been a reasonable landlord. More over you seem to sub-textually imply that the tenant also owes you some kind of personal debt because it would be a shame for them if you were to sell up or stop renting, and that they are somehow preventing you from living your dream of selling up and living a stress free life!?!?!?!?

Get over your self, real fast, you are not so young as to be so disengaged from reality.

The reality is that to you, rent your properties, and dealing with all the issues that comes with that (and I am sure you are the type of landlord to always be finding reasons to call and follow up and inconsequential stuff and perform unnecessarily amount of work to create an un-necessary amount of interactions, actions and communications to give you the noise and buzz you need in your life to convince your self you are busy. At the same you also get the ware the badge of Landlord to anyone you have spoke to for 5 minutes. You would Never, and I mean NEVER sell up. You know why, its because you would be unable to enjoy yourself (or at least, you think you wouldn’t, you propely would though but that’s another conversation) you would be lost. Do your self a favour, either accept you do what you do because its what you do and not because of some great sacrifice you are doing for others, if you can’t do that, fine, then sell up, move aboard, marry a Spanish waiter and sail of into the sunset, Anything, and I mean anything other that constantly bother your tenants for a life and quietly blame them for your own misery

It seems to me some landlords dont like to answer the question. So I will tell you why Landlords want the money up front.

Its because they want it ALL there way. They want an Agent fee, right so I have to pay because the landlord wants and agent to find THEM a tenant, surly this should come out of the landlords end?

Deposit, Oh yeah, agents always work for the interests of tenant in getting back deposits don’t they? NO. Most landlord will lie and say anything to keep or take most if not all of deposit and agents ALWAYS back them up because the Landlord is the client, not the tenant, the tenant is the cattle, the landlord the farm owner (or slaughter house owner)

Landlords and Agents will in union to create fake evidence and information if there is deposit protection scheme involved. 69% of the time in an overt way, 99.99999 % in a turn a blind eye let the client do there thing kind of way. As is normal for any services company with there clients.

oh and yeah in addition they want the month upfront, some even want 2 months upfront and in some cases much more.

So back to the question, why pay up front! Because everything needs to be landlords favour, only thing that will stop manage these types is law and the rule of law.

You are an idiot landlords risk their property in the hands of someone they barely know. You are the sort of attitude tenant we dont want. There are far more bad tenants than bad landlords. its. 1st of never 2785. If you had half a cell inthat head of yours you could of found it your self. But no, i need to remind you of that. and for what, saying that law and the rule of law is the only thing to stop greedy landlords like you.

I heard that most people on benefits who want to live in private accommodation who would simply “flip” you. Now, please don’t confuse flip with buying and selling a house. No. In the tenants context flipping means this.

You get your deposit and rent together etc, you get a friend from a business, any business to be a work reference, put on your Sunday best, go to the landlord get them to like you, basically become there friend whilst your talking to them, then they give the place to you, you get a 12 month contract because work requires this or something. Then once you move in. Well then they simply see how things go. I.e. move in, then come rent day, well, rent day is like any other day, but they dont have the rent, so they say they lost there Job but its ok as the benefits will pay for it. So its now 60 days since they moved in, an apart from the deposit and first months rent they were FORCED to pay upfront you have had no money. All you have is stories about the benefit office and what can they do. Then, all of a sudden the tenant checks their bank account to notice a big payment of 2/3 months back log (normal after waiting on a new claim ). the tenant is feeling happy as they have money in there acccount, they go to ASDA, but the nice food they like, icould be choice cuts of sirloin meat, pizzas and takeaways that they like so much, buy all there other things they think they need and want, and then maybe, they can start with half a months rent or something. Now we are over 3 months into the tenancy and the tenant has only paid half a months rent. basicly they keep you going for the whole months, pay you next to nothing, and you cant get an eviction order until the 12 months is up, you try to get them out because they didnt pay rent, so then they produce a builders recipe for a large amount of money and say they needed to pay it to make sure the house was livable. the builder (the tenants friend) backs this up and now YOU owe the tenant.

Philip Richard what silly arrogant little man you are. I am not and do not intend to be mother Teresa. However you be my guest I am sure they will all rally to your call. My property my hard earned money so my way simple as that. Obviously you are not business
orientated so being left out of pocket and a house in a mess won’t matter to you as you obviously have money to burn. I am a pensioner who does not want to be a burden to the state so don’t even go there.

Ps Ido not myther my tenants. Every few months O text to ask if they are well and do they have any problems at all.

You are obsessed with being a landlord. That’s why you post so much in here. Enjoy your Identity as a Landlord, its seems to be important to you. That and making the tenant pay for everything.
