Hi, I have a property with 4 tenants in it. At the end of their fixed term contract, one of them wants to leave, the others want to stay and bring in a new 4th tenant.
What is the best way to manage this, and what pitfalls and best practice I should be aware of?

The cleanest way is to do a full end of tenancy process with everyone, (probably via a deed of surrender) and a brand new tenancy with the new group. Lots of admin, but all properly legal and can be relied upon in court.
