There’s a listing on here that I made an enquiry about when the rent was close to £750 pcm, I forget the exact price, then it was reduced to £740 and now it’s gone up to £780.

Can a landlord keep changing the price about like this within such a short time.

@Terry15 yes all legal

What isnt allowed is rental bidding. If higher price reflects extra facilities for example, would be totally legal

If you can produce a copy of the listing showing it was £740, you could probably get it for that price. Landlords can’t charge more than the advertised price.

Yes the LL can but if you like the property and you present well why not offer 725 and come away with 750. I never minded a polite offer

Nothing has changed with the property, I’m guessing the price got reduced as it wasn’t letting even though it was a tad over the lha rate and the £740 was well below it, so I can’t understand why it’s now increased so much if they can’t let it, I noticed the price increase because it has now been advertised on spareroom so checked back on here and it’s the same.

Unfortunately not, apart from a text message to him saying about the reduction, well I’m assuming it’s the actual landlord as it’s the person I had a phone call with when I first enquired.

Erm you simply dont know whats changed from the revised ad.

Could be price lowered, someone interested had a vuewing but told LL they wanted something extra eg some furniture like a bed (or whatever). LL said ok but will be a higher price, then the only way to do that on Openrent contract is to remove listing and re-list at higher price. Maybe a small change in facilities so didnt amend listing. That would be entirely legal. LL would need to make sure the actual change was documented somewhere.

On other hand if LL told a tenant “there’s lots of offers will you pay more?” and got the increase without offering anything different I think that would be illegal under RRA

From the outside we cant tell what happened tho
