Problem with tenant

i heard you say there was a report that the house may have been broken in to and a tap was left on. caring for the tenant and their wellbeing you removed the stuff and put them to one side. you needed to get the place cleaned up as there was some water damage and you need to check back from time to time for security purposes whilst perhaps showing new potential tenants around. you did receive a text saying they had now left the property.
you also follow the abandonment procedure letters etc, dont you have a next of kin address.
they most likely are not coming back , get on with re renting whilst cya
the locks are sticky one but they are not likely to sue you if they have abandoned the property. just change a lock when new tenants move in.
i have had a lot of abandonments in my time, you get used to it they have moved on so just get on with re renting

Use a tracing agency to try and find them, many don’t charge if they can’t.I would try my best to contact the tenant and get them to sign a notice letter you have already printed out.
It will take months if you have to serve notice and then go to Court.
Also email the tenant and say it is very important that you receive notice, they are still responsible for the rent and you will pursue any outstanding monies through the Courts which will involve extra costs.

It sounds like the tenant has absconded/abandoned the property.

If so and 1 months rent is outstanding, you need to issue a letter to the property and also an email to the tenant confirming that you wish to a) conduct an inspection or b) request a handback date (while honouring the legal 24 hour notice). You can also send this request to the tenants guarantors/parents address or email address if known.
If there is no response from the tenant and 2 months rent is outstanding, you need to repeat the process.
If no response again, the 3rd and final action is to initiate repossession orders.
If it gets to this stage, look up the Interference Act 1977 regarding the tenants belongings.

If he is still renting wouldn’t CCJ affect his chances of credit and future renting and hope he would be sane enough to respond and payback?

How is easy is to get a CCJ against the tenant?

I am not sure how easy it is .
I think once we go to the court it will create CCJ.
