So I have an interested party for my rental flat. We have not signed the lease yet, but they have indicated they would like me to provide a microwave in the property.
The flat already has an oven and cooker/hob.
My initial thoughts were, why not? They are relatively cheap, and by providing this, I can start the tenancy on a good foot.
But at the same time I’m concious that maybe i am not considering all of the implications.
What are your thoughts on this? Anyone ever had a similar request, and what did you do?
If your property is quite easy to rent, I would say sorry no. If you provide electrical goods you will be responsible for them. If they break you will have to replace them. If your place is difficult to rent and you have now found a good tenant, then perhaps worth keeping them happy.
Well compared with the cost if you have to spend even 1 extra week finding a different tenant, it’s probably worth it, as they are cheap and reliable. If it helps you secure a good tenant, it’s well worth it
Like air fryers they are convenient and cheaper energy wise for tenants
In return mention you need for insurance to agree an inspection 1 month after move in and quarterly thereafter, and talk tenant through any house rules including keeping the place clean and being nice to the lovely neighbours
It’s not quite the same as providing all the kitchen appliances but you do need to draw a line, obviously.
If there are any other appliances with a plug like a fridge/freezer or a washing machine or a vacuum, these need regular PAT testing if not brand new anyway. Most LLs dont bother with PAT testing tho, you could avoid it by gifting the microwave to tenant you then also dont have to replace if it breaks.
I agree with you. Buy him a microwave and make him feel good about his new rental. The only downside for you is that you will have to replace it if it breaks, so make sure you buy a cheap, easily replaceable one. .
I wouldn’t do it. It’s a strange request. They’re not expensive compared with moving into a property. It would make me think twice about an applicant and I’ve never rented to anyone I had any doubts about whatsoever.
Maybe someone who’s not rented before or doesnt know how to cook or just doesnt like it, and lives off microwave meals? At least they wont be steaming the place up causing mould and annoying the neighbours with cooking smells…
Mind you, people are odd. I remember screen savers of flying toasters. And some people watch tv programmes of other people watching tv programmed. Or even soaps.
There’s no need to, you are creating an unnecessary extra responsibility for yourself. It’s not a normal request. What next, a bread maker? You need to set the precedent.
if a tenant doesn’t want property if you refuse to supply a microwave then you have dodged a bullet.
I provide microwaves but I tell them in contract to clean regularly and leave door open after use otherwise they corrode
Of all the appliances I provide, these wear the fastest as tenants don’t clean them and they rust because of the steam ( they shut the door )
Once you provide the item you’re liable for it…
