Recs freelance property manager

Hi everyone,

I’ve decided to try hiring someone to help handle my rental properties in Liverpool (tenant comms, organising repairs, inspections, viewings).
Pay: £13–£18/hr (from £13, up to £18 for proven experience & refs).

If you’re a private landlord who’s used a freelance property manager, could you share who you used and how it went? If you’re a freelancer, please drop a quick note about your experience, availability and a couple of references/areas you cover.

are you wanting someone who will go out at any time of the night to sort out problems, keys, boilers etc?

Is this a full-time role? Because if you are just wanting to pay for an hour here and an hour there then those rates would not be high enough surely.

Within reasons not night calls, unless its an emergency. basically, the day to day for repairs & maintenance. Hence this is an adhoc type role or side hassle if you will

Not a full time role.You can think of it more of a part-time role and as and when needed. So super flexible more like a side thing to deal with anything tenant-related management, mostly repairs tbf

Dealing with tenants and their foibles is not an easy way to earn extra income. I have done work for a few landlords as my trade is a joiner / builder and I am a landlord. . I am not far from the area you mention. You need a totally retired individual with a trade background. Probably not find on this site.

Assuming you would pay them as self-employed, surely someone who did this would be considered a ‘letting agent’,carrying all their obligations, liabilites etc. How would you get around this?

If they carry all of those obligations & liabilities, they are not likely to do it for a wage of £13 ph.

Unless you are employing them PAYE?
