if i have someone in place for guarantor for a tennant do i need to reference the gaurentor as they could be sating thy have the cash but might not and also wioll open rent sort all of that out at the signing of the contract stage?
Reference them or there’s no point in accepting them you might as well accept the neighbour’s cat or a stranger off the street, If you believe you need to reference a tenant to check they can afford, why wouldnt you check if the claimed backup if they dont pay (ie a guarantor), can afford to be the backup.
Also you wont be able to get RGI unless either the tenant or guarantor passes referencing including affordability. Normally the affordability test is tougher for guarantors [as they will have their own commitments/rent as well]
