How long has she been trading? If its more than a year, she should be able to show you a tax return. Can the other one afford the rent on their own according to the affordability calculator? If so then there doesn’t seem to be a problem.
She was trading overseas so doesn’t have a year’s worth of UK tax return.
Does anyone know if you can request for the referencing agency to re-try certain searches? It really seems as though they’ve tried to simply call her accountant once, failed to get what they wanted and put it down as a fail.
She’s very approachable, so I’m sure I could tell her that her accountants didn’t release proof of income and she could in turn have a word with them. But that would be pointless unless the referencing agency are willing to try again.
Reference checks don’t cross the border. That’s standard.
I would ask to look at 12 months bank statements.
You may want to consider taking rent upfront?

I’ve asked Rentguard Referencing to re-do some checks under similar circumstances and they’ve usually been happy to comply.
