Renting to someone without capacity

My potential tenant is a significantly disabled young woman who does not have capacity to complete the referencing, etc. She require 24 hour specialist care. Her mother is her appointee and will do everything for her. The care company have also agreed to be guarantors. This will be a long-term rental agreement.

The principle tenant is the disabled person. How does the mother complete the referencing? Will she be able to sign the contract as an appointee?

I would be grateful for any advice or experience anyone might have please.

I find it hard to accept that a person without capacity can be the principal. I think you would be best off getting some legal advice.
