Replace doubles with small doubles in tight bedrooms?

I have a 2 bed room flat that I have rented out for ~15 years. In that time, I have only ever rented to pairs of single young professionals with a room each, occassionaly final year students. The flat is not an HMO so can only house two people.

It’s an attic flat and space is tight. Currently the bedrooms have standard doubles and they are fine but a little old now. I was considering replacing the beds and I am considering small doubles to attempt to save on space. But I’m trying to balance this with desirability.

Does the wisdom of the landlord crowd think that replacing the standard doubles with small doubles would make the flat less attractive to potential future renters? Or more attractive since there will be slightly more space.

The difference in size in only ~15cm but in a small space I think that really does make a difference.

I am currently living in the flat alone but will re-rent it out soon, so there’s no current tannants.

Should I replace the beds with small doubles or just keep standard double size?

Standard doubles will maybe appeal more to couples - are you still planning to rent to 2 singles? Have you considered a family (a couple plus a child might want 1 double plus a single. A couple might want 1 bedroom and a work from home office)? Does depend what tenants you want.

If these are small attic rooms sounds like they will look small either way. Ask a couple of agents who know your local market

Question is whether the extra space will be useful. Will they allow a wardrobe to be added? Maybe if storage is lacking replace with the sort of beds that have storage drawers underneath. Or fit cupboards into eaves

You could ask your former tenants for views on what they would ideally have liked to be different- it might be something entirely different like being able to paint the walls…

Or you could leave a decision till you have decided whom to rent to and ask which they’d prefer - they will be delighted to be asked, and might also have preferences on replacement mattresses (or are you expecting new tenants to buy those?)

Are the bedrooms at least 10.22 square meters? If not, theyre singles, not doubles.
